WHEREAS, staff concluded that while the proposed emergency power generator <br />provides a “back up” or reserve service, it was not essential to the public and did not serve more <br />than one property or site and therefore was not considered an essential service which would be <br />exempt from the setback provisions of the Code; and <br /> WHEREAS, the City Planning Staff has concluded that “hardships” are present and <br />support can be given to deviate from the strict requirements of the Roseville City Code; <br /> NOW THEREFORE BE IT RESOLVED, by the Roseville Variance Board, to approve a <br />19 foot front yard setback VARIANCE to Section 1007.01 (Minimum Industrial Area & <br />Building Dimensional Requirements) of the Roseville City Code to allow the installation of an <br />emergency generator 21 feet from the front property line, subject to the following conditions: <br />1. <br />The generator will be limited to a setback of 21 feet from the property line (a 19 <br />foot variance). <br />2. <br />The generator must be screened with conifers, which are preserved on the site, or <br />replaced on the site after the installation of the equipment. <br />3. <br />The generator housing must be of (or be painted) a color which matches the <br />building facade. <br />4. <br />The generator must meet PCA noise standards for exterior commercial\office <br />environments. <br />5. <br />The ground area around the base must include landscaping of which low growing <br />shrubs and\or perennials is recommended. <br />6. <br />The variance (if granted) will expire within 6 months of its approval if a building <br />permit is not issued (Section 1013.03). <br />The motion for the adoption of the foregoing resolution was duly seconded by Variance <br />Board Member __________ and upon vote being taken thereon, the following voted in favor: <br />and the following voted against: <br />WHEREUPON said resolution was declared duly passed and adopted. <br />î <br /> <br />
