Item Description: Josephine Woods <br />Recommended Action: <br />Discuss proposed Josephine Woods plat. <br />Roseville Public Works, Environment and <br />Transportation Commission <br />Agenda Item <br />Date: February 22, 2011 Item No: 7 <br />Background: On February 4, 2011 Community Development staff received an application from <br />Pulte Homes for approval of a 28- unit single family residential subdivision at Lexington Avenue <br />and County Road C2 in Roseville. We expect that this preliminary plat, Josephine Woods, will <br />be on the March 2, 2011, Planning Commission for a public hearing and then to the City Council <br />for final action on March 21, 2011. <br />At this time, staff is anticipating that the following Public Improvements will be constructed as a <br />part of this development: <br />Fernwood Street and Fernwood Circle <br />Sanitary sewer main and services to provide service to the homes in the plat. <br />Watermain and services to provide service to the homes in the plat. <br />Storm sewer pipe, ponds and infiltration areas. <br />Reconstruction of the Josephine sanitary sewer lift station. <br />Pathway along the entire length of the plat on the north edge of the County Road C -2 <br />right- of- way. <br />Pathway connection from the Fernwood Circle cul- de- sac to the Lexington pathway. <br />Attached are the preliminary plans for this subdivision. These plans are not for construction and <br />are currently under review by staff. We have also attached preliminary traffic exhibits showing <br />existing and proposed conditions. The draft traffic report will be discussed at the meeting as <br />well. <br />Attachments: <br />A. Location Map <br />B. Josephine Woods Preliminary Plans. <br />C.
