Table 1008-1 REC Standards • <br /> Accessory Use,Buildings,and Structures <br /> Accessory structures P <br /> Portable restroom facilities P y <br /> Public announcement systems C <br /> Renewable energy systems P y <br /> Telecommunication tower C Y <br /> Trash receptacles P <br /> 1008.03 Design Standards <br /> The following standards shall apply to all new roofed and enclosed <br /> buildings and major expansions of similar existing buildings(i.e., <br /> expansions that constitute 50%or more of building floor area)in the <br /> recreation district.Design standards apply only to the portion of the <br /> building or site that is undergoing alteration. <br /> A. Vertical Facade Articulation:Buildings shall be designed <br /> with a base and a top,created by variations in detailing,color, <br /> and materials. <br /> 1. The base of the building should include elements that <br /> relate to the human scale,including doors and windows, <br /> texture,projections,awnings,and canopies. • <br /> 2. Articulated building tops may include varied rooflines, <br /> cornice detailing,dormers,gable ends,stepbacks of upper <br /> stories,and similar methods. <br /> B. Horizontal Facade Articulation:Facades greater than <br /> 40 feet in length shall be visually articulated into smaller <br /> intervals of 20 to 40 feet by one or a combination of the <br /> following techniques: <br /> 1. Stepping back or extending forward a portion of the <br /> facade; <br /> 2. Variations in texture,materials or details;or <br /> 3. Placement of doors,windows,and balconies. <br /> C. Materials:All exterior wall finishes on any building must <br /> be one or a combination of the following materials:wood <br /> lapsiding or shakes(preferably cedar),face brick,natural or <br /> cultured stone,textured pre-cast concrete panels,textured <br /> concrete block,stucco, glass,pre-finished metal,fiberglass <br /> or similar materials,or cor-ten steel(other than unpainted <br /> galvanized metal or corrugated materials).Other new <br /> materials of equal quality to those listed may be approved by <br /> the Community Development Department. <br /> D. Dimensional Standards: Recreation facilities,excluding <br /> trails or pathways,shall be set back 20 feet from property • <br /> lines abutting residential districts. <br />
