The use of the property for automotive repair would have
an adverse impact on residential property which exists to
the North and West of the property.
2. The use as proposed would require a parking lot set back
in violation of the Roseville City Code.
3. The use of the property as proposed would create noise,
especially in warm weather when the doors are open. This
noise would be inconsistent and adverse to other uses of
the land in the immediate vicinity.
4. The City Council has determined that these findings make
the proposed use of the property incompatible with the
typical use in a B-3 district.
