ROSEVILLE <br /> NOTICE OF <br /> PUBLIC MEETING <br /> WEDNESDAY.May 25.2011 <br /> —6:30 to 8:30 PM <br /> Roseville City Hall,Willow Room <br /> PUBLIC COMMENT WANTED <br /> A component of the Community <br /> Mixed Use Zoning Bistrict adopted <br /> by the City Council in 2010 is the <br /> requirement that a Regulating Map <br /> and Plan be adopted for land within <br /> the District.This technical document <br /> will further strengthen the existing <br /> Code regarding the Community <br /> Mixed Use District. The Regulating <br /> Map as a zoning tool differs from a <br /> typical zoning map in a couple of <br /> ways: <br /> 1.It regulates or"codes"where the <br /> preferred location of development <br /> components (buildings, building <br /> frontage,parking,streets,etc.)must <br /> occur by the use of a build-to line <br /> rather than a building setback line. <br /> 2. A Regulating Map is more <br /> focused on how a larger area (like <br /> Twin Lakes) should develop in a <br /> manner that delivers a more well- <br /> coordinated and connected area. <br /> The emphasis being on how <br /> buildings, frontage and streets are <br /> assembled into a organized whole. <br /> In contrast the zoning district <br /> typically regulates the lot or site use <br /> and applies standards based on <br /> building setbacks, buffers and <br /> parking quantity. <br /> In March 2011, the Roseville <br /> Planning Division hired the <br /> Cuningham Group to assist with the <br /> Regulating Map and Plan processes <br /> for the Twin Lakes Redevelopment <br /> Area, the only portion of Roseville <br /> currently zoned Community Mixed <br /> Use.
