The proposed building would have an eave height of approximately 23' and would be <br /> constructed of an exposed aggregate precast concrete. Precast concrete is an ideal <br /> product for facilities of this type. The exposed aggregate finish requires no maintenance. <br /> R.J. Ryan Construction, Inc., is requesting the City of Roseville provide tax increment <br /> financing to cover the cost of the demolition of the existing building on the site as well as <br /> construction of the retention pond and extension of utilities which will be required by the <br /> new facility. Although it is believed that the site is clear of environmental problems, if <br /> contaminants are found,we would request that the city also provide assistance in cleaning <br /> up the site. The construction of this facility cannot proceed without financing assistance. <br /> The cost of the land is high and the irregular shape makes it impossible to make efficient <br /> use of the entire parcel. The site is further encumbered by the existing building and costs <br /> associated with utility infrastructure required and storm water from retention pond. <br /> Sincerely, <br /> .J.
