<br />CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> <br /> RESOLUTION NO. 2017-019 <br /> <br />RESOLUTION APPROVING A MINOR SUBDIVISION FOR 3420 FAIRVIEW <br />AVENUE AND 3417 LAKE JOHANNA BOULEVARD <br /> <br />WHEREAS: on June 5, 2017, Jeffrey and Lisa Kittelson, the property owners of 3420 Fairview <br />Avenue and 3417 Lake Johanna Boulevard, submitted a completed application for review <br />of a Minor Subdivision to transfer 4,295 square feet of land from 3420 Fairview Avenue <br />to the adjacent property located at 3417 Lake Johanna Boulevard, as depicted on the <br />attached Exhibit “A”. <br /> <br />WHEREAS: on July 5, 2017, the Planning Commission reviewed the application by Jeffrey and <br />Lisa Kittelson and at the conclusion of the public hearing recommended approval, subject <br />to nine conditions, after recommending approval of a variance to the lot width and <br />landscape lot area for 3417 Lake Johanna Boulevard, and a variance to the requirement <br />that Minor Subdivisions comply with all requirements of the Zoning Code, and making a <br />finding that the proposed Minor Subdivision will not have an adverse impact on the <br />surrounding properties or on the community as a whole. <br /> <br />WHEREAS: on July 24, 2017, the City Council received and considered the recommendations <br />of the Planning Commission. <br /> <br />NOW THEREFORE BE IT RESOLVED: That the Council of the City of Arden Hills <br />approves the Minor Subdivision for 3420 Fairview Avenue and 3417 Lake Johanna Boulevard, <br />dated July 24, 2017 subject to the following seven conditions: <br /> <br />1. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall <br />be provided to the City within 180 days of the City’s approval. <br /> <br />2. Monuments or stakes shall be installed to demarcate the new side property line between <br />3420 Fairview Avenue and 3417 Lake Johanna Boulevard. <br /> <br />3. A Grading and Erosion Control Permit shall be required prior to construction of the new <br />dwelling at 3417 Lake Johanna Boulevard. <br /> <br />4. If required, the applicant shall provide the City with a copy of the Rice Creek Watershed <br />District Permit for the new dwelling at 3417 Lake Johanna Boulevard. <br /> <br />
