Concept rendering of the proposed New Perspective senior living facility. <br />The Official City Newsletter for Arden Hills Residents March 2021 <br />Arden Hills City Council gave <br />the go-ahead for a senior living <br />facility at 2 Pine Tree Drive, on <br />the western lot of the recently <br />subdivided land at Bethel <br />University’s Anderson Center. <br />The proposed facility <br />will be owned and <br />managed by New <br />Perspective Senior <br />Living, which <br />manages 24 senior <br />living communities <br />throughout the <br />Midwest. The project <br />entails construction of <br />a 192,390-square-foot, 4-story, <br />146-unit senior living facility with <br />underground parking. <br />The complex will offer <br />independent care, assisted living, <br />and memory care. The independent <br />or assisted living units will range <br />from studios to two bedrooms. <br />The development project also <br />includes such amenities as a <br />pool, library, movie theater, dog <br />play area, playground for young <br />visitors, lawn bowling, salon and <br />spa, bistro/bar, and onsite physical <br />therapy and wellness services. <br />Trail and Tree Replacement <br />The project will have a trail along <br />the eastern and southern sides <br />of the subject property that will <br />connect to the existing trails at <br />the Anderson Center and Crepeau <br />New Senior Living Facility Coming to Arden Hills <br />property to replace the required <br />number of trees, by making a <br />payment in lieu of plantings to the <br />City’s forestry fund for trees to be <br />planted in other parts of the City. <br />Please see the map <br />below for more detail. <br />Timeline <br />Construction is <br />anticipated to begin <br />in early summer of <br />2021, with a target for <br />completion in 2022. <br />Nature Preserve. Sidewalks will <br />provide for looping around the <br />principle structure. <br />The Bethel Anderson Center <br />property has numerous existing <br />trails throughout the property. The <br />existing trails are private; however, <br />Bethel has committed in writing, <br />as part of its development approval <br />process, to continue to share these <br />trails with the community and that <br />agreement will not be modified as <br />a part of this proposal. As part of <br />this development application, the <br />developer will agree in writing to <br />the same arrangement as Bethel <br />and will make its private trail <br />available for use by the public. <br />In addition, under the terms of the <br />City’s tree preservation ordinance, <br />the developer is required to <br />replace the trees cut down on the <br />subject property. The developer <br />is complying with the ordinance <br />by planting new trees on the <br />property and, to the extent there <br />is not enough room on the subject
