-AXVEHILLS <br /> SUMMARY ORDINANCE NO. 2024-001 <br /> CITY OF ARDEN HILLS <br /> RAMSEY COUNTY, MINNESOTA <br /> AN ORDINANCE AMENDING CHAPTER 13, SECTION 1380 <br /> OF THE ARDEN HILLS CITY CODE <br /> CONCERNING THE RESIDENTIAL LAND USES <br /> AND DENSITY FOR TCAAP REGULATING PLAN <br /> AND REZONING PROPERTIES <br /> TO NEIGHBORHOOD -NR-3 AND NR-4 <br /> NOTICE IS HEREBY GIVEN that, on January 8, 2024, Ordinance No. 2024-001 was <br /> adopted by the City Council of the City of Arden Hills, Minnesota. <br /> NOTICE IS FURTHER GIVEN that, because of the lengthy nature of Ordinance No. <br /> 2024-001, the following summary of the ordinances has been prepared for publication. <br /> NOTICE IS FURTHER GIVEN that the ordinances adopted by the City Council amends <br /> and adds the following: <br /> • Section 1380, Subsection 2.1 is amended by adding Multi-Family Residential uses to the <br /> description and intent statement for the Neighborhood zoning district; <br /> • Section 1380, Subsection 5.1 updates and replaces the Land Use Table by adding Medium <br /> Multi-Family and Large Multi-Family as a Permitted Use with Criteria in the NR-4 Zoning <br /> District; <br /> • Section 1380, Subsection 5.2 updates and replaces the Additional Use Criteria Table for <br /> Medium Multi-Family and Large Multi-Family by adding Neighborhood as a Zoning <br /> District for Residential Use with Location& Design Criteria; <br /> • Section 1380, Subsection 6.6.a updates and replaces the Illustrations and Intent exhibit for <br /> Flex Office Zone; <br /> • Section 1380, Subsection 6.8.a updates and replaces the Illustrations and Intent exhibit for <br /> Neighborhood Zone and by adding Multi-Family Residential uses to district description; <br /> • Section 1380, Subsection 6.8.b updates and replaces the Building Placement Table by <br /> amending the gross density for NR-4 Zoning District; and <br /> • Section 1380, Attachment 1 updates and replaces the Regulating Plan for TCAAP to <br /> identify zoning district acreages and a maximum of up to 1,960 residential units. <br /> • Rezoning of portions of Town Center North and South from NR-4 to NR-3 and rezone the <br /> southwest corner of the Subject Property from Flex Office to NR-3 (i.e. 21 acres) and NR- <br /> 4 (i.e. 11.4 acres). <br /> A printed copy of the whole ordinance is available for inspection by any person during the <br /> City's regular office hours at the City of Arden Hills, 1245 West Highway 96, Arden Hills, MN <br /> 55112.
