20 Apri12007
Andrew Skowronek
1930 County Road C
Roseville, NIN 55113
--.
`
'
RE: Side Yard Setback Permit approval
Dear Mr. Skowronek,
On Thursday, April 19t", the Roseville Development Review Committee reviewed and
recommended approval of a SIDE YARD SETBACK PERMIT to construct a new 24-foot by
26-foot garage attached to the house with an 8-foot-wide breezeway; the new construction will
encroach approximately 4 feet into the 27-foot side yard setback required for an attached garage
adjacent to a public right-or-way.
Comments Regarding Issues at Hand: Several of the nearby property owners that received
notice of the Setback Permit review hearing contacted Community Development staff to indicate
that they support the approval of the requested setback permit.
Development Review Committee Recommendation: The Setback Permit Review Committee
found that the proposal does satisfy more than eight of the twelve applicable criteria for
approving a Setback Permit as listed in Section 1013.05 of the City Code. The DRC therefore
recommended issuance of the Setback Permit, with the additional conditions that new roof lines
are to be similar to the existing structure and that gutters are to be installed on the new addition
to direct rain water away from the building.
City Planner Decision: I concur with the recommendations of the DRC to issue the Setback
Permit and, as allowed for in Section 1013.05 of the City Code, make the DRC recommendations
a condition of approval.
Because all of the immediate neighbors have not indicated that they would not appeal the
approval of the Setback Permit, the Setback Permit will become effective after the (ten-day)
appeal period has expired at NOON on Monday, April 30th. If no appeal is received, a building
permit may then be issued pursuant to approval of the building plans by the Building Official. In
the unlikely event that an official appeal is properly registered, the appeal will be heard by the
Variance Board at its meeting on June 6, 2007.
Should you have any questions or comments, please do not hesitate to call me at 651-792-7071.
Sincerely,
CITY OF ROSEVILLE
John Stark
Community Development Director
City of Roseville Community Development Department
2660 Civic Center Drive •:• Roseville, Minnesota 55] 13
651-792-ROSE : TDD 651-792-7399 :• www.ci.roseville.mn.us
