<br />Request For City Council Action <br /> <br /> <br />nt Approval: <br /> <br />DATE: 04/12/99 <br />ITEM NO: J-3 <br /> <br />Agenda Section: <br />LAND USE <br /> <br />Midas Muffler Renovation, 2168 Snelling Avenue North <br /> <br /> <br />1.0 Background <br /> <br />In 1989 the City Council approved a Conditional Use Permit to allow reconstruction of the <br />Midas Muffler shop located at the northeast comer of Snelling A venue and County Road B. <br />A portion of that Conditional Use Permit required that the building be constructed of brick <br />and white facia - but not yellow. (Red/Brown brick was used.) The signage plans were to be <br />reviewed by staff. <br /> <br />In January, 1999, the Council requested Mr. Stranik to return with a set of <br />computerized renderings of the corporate trademark color as well as building sketches <br />illustrating new building renovations proposed. <br /> <br />2.0 Midas Request <br /> <br />Mr. Joe Stranik has requested approval to renovate the existing structure within the <br />constraints of the 1989 CUP. He requested direction regarding trademark building trim and <br />sign color coordination. Midas is changing its franchise colors and building colors. Mr. <br />Stranik is proposing new building wall (gray), signage (yellow and white), upgraded pylon <br />(yellow and white), and potentially building trim in a dark purple color. The signage would <br />be the same size or smaller. A color photo is attached for Council review. He will have <br />samples available at the meeting. <br /> <br />3.0 Staff Comment <br /> <br />Planning staff reviewed the proposal and the commercial neighborhood near the Midas shop. <br />The colors proposed are on adjacent buildings and some signage in Har Mar. <br /> <br />4.0 Staff Recommendation <br /> <br />Staff recommends approval of the Midas renovation within the 1989 CUP as consistent and <br />minor changes in nature and proposes to issue permits to allow such renovation. No <br />alterations or painting would be allowed on the original red/brown brick fayade.
