The DRC recommended approval of the setback permit to allow <br />construction of a garage addition on your existing single stall attached garage. The purpose of <br />this letter is to inform you that I have concurred with the reasoning set forth by the DRC and <br />have approved the Setback Permit. <br /> <br />I also concur with the DRC conditions attached to the setback permit, which are as follows: <br /> <br />1) The approval is limited to the construction of a double stall garage consistent with the <br />submitted site plan and lying no closer than one foot to the side yard (west) property <br />line. <br /> <br />2) The garage addition must have roof trusses that are similar to those found on the <br />existing garage and include a stucco exterior. <br /> <br />3) The driveway addition must be setback a minimum of five feet from the side yard <br />(west) property line and the maximum driveway width at the front (south) property <br />line must be 26 feet or less. <br /> <br />4) Gutters are required on the garage and must direct water runoff away from the <br />neighboring property. <br /> <br />5) Verification of your western property comer pins or provision of a survey is <br />necessary to receive the building permit. <br /> <br />6) Construction plans must be submitted for review and approval by the Community <br />Development & Engineering Departments prior to the issuance of a building permit. <br /> <br />7) Any changes to the DRC approval (as indicated above) will require an amendment to <br />this approved Setback Permit. <br />
