<br />ORDINANCE NO. 1214 <br /> <br />AN ORDINANCE AMENDING SECTION 1 004.01 A <br />OF THE ROSEVlllE CITY CODE <br />(Accessory Buildings) <br /> <br />THE CITY OF ROSEVILLE DOES ORDAIN: <br /> <br />Section 1. Purpose. The purpose of this Ordinance is to amend Section 1004.01(A) of <br />the City Code to update and clarify the City's regulations regarding the number, size, location, <br />height, and appearance of accessory buildings in residential zoning districts. The intent of the <br />proposed modifications is to address the needs of Roseville residents for storage space in <br />detached garages and garden sheds, while protecting the residential areas of the community <br />from excessively large and obtrusive accessory buildings. <br /> <br />Section 2. Amendment. Section 1004.01A of the Roseville City Code is hereby <br />amended as follows: <br /> <br />A. Accessory Buildings In Residential Districts: <br /> <br />1. Each residentially zoned or used parcel shall be allowed one accessory building <br />and one storage/tool/garden shed. <br /> <br />2. No accessory building shall be erected or located within any front yard. <br />Accessory buildings shall be located behind the established front building line <br />of the principal structure, except for through lots and lake shore lots. Accessory <br />buildings on through lots and lake shore lots may be located between the <br />roadway and the principal structure, provided said accessory building meets <br />the required front yard setback for the district in which it is located. <br /> <br />3. Accessory buildings shall be set back a minimum of five feet (5') from a side <br />yard or rear yard lot line, a minimum of six feet (6') from any other building or <br />structure on the same lot, and behind the principal structure building line in <br />the front yard. <br /> <br />4. For zoning and setback purposes, an accessory building shall be considered as <br />an integral part of the principal building if it is located less than six feet (6') <br />from the principal building. <br /> <br />5. The size of an accessory building shall be limited to forty percent (40%) of a <br />required rear yard area, up to a maximum size of 864 square feet. The one <br />allowable storage/tool/garden shed shall not be included in this area or <br />coverage requirements, provided said storage/tool! garden shed does not <br />exceed 120 square feet in area. If an existing storage/tool! garden shed exceeds <br />120 square feet in area, that portion of the building over 120 square feet shall be <br />included in the area and coverage requirements for an accessory building. <br />(Rear yard is defined in Section 1002.02 of the City Code as that portion of the <br />yard on the same lot with the principal building, located between the rear <br />building line as specified in the yard regulations for the district in which such <br />lot is located and the rear lot line and extending the full width of the lot.) <br /> <br />Ordinance 1214 - Page 10f3 <br />
