<br />EXTRACT OF MINUTES OF MEETING OF THE <br />CITY COUNCIL OF THE CITY OF ROSEVILLE <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />Pursuant to due <br />City Council <br />Minnesota was <br />p.m. <br /> <br />call and notice thereof, a regular meeting of the <br />of the City of Roseville, County of Ramsey, <br />duly held on the lOth day of August, 1992 at 7:30 <br /> <br />The following members were present: Maschka, Cushman, Thomas, <br />P. Johnson, V. Johnson and the following were absent: None. <br /> <br />Member Thomas moved that the following resolution be adopted. <br /> <br />RESOLUTION NO. 882ù <br /> <br />WHEREAS, Heritage Development has filed a petition to rezone <br />certain property located at Larpenteur and Grotto Avenues in the <br />City of Roseville, from R-1 to PUD, <br /> <br />WHEREAS, on the 26th day of May, 1992, a public hearing was <br />held on said petition, <br /> <br />WHEREAS, said property contains approximately 4.63 acres, <br /> <br />and <br /> <br />WHEREAS, the 1979 Comprehensive Plan of the City of <br />Roseville indicates that the above property is designed for <br />medium density use. Medium density is defined as any of the <br />following uses: town houses, cluster houses, patio houses and <br />single family residences. Medium density indicates that the <br />density is not to exceed ten (10) dwelling units per acre, and <br /> <br />WHEREAS, the development as proposed by Heritage Development <br />calls for impervious surfaces of 1.83 acres, which would be over <br />39% of the total development, and <br /> <br />WHEREAS, in the event the property is developed as single <br />family residential, as it is now zoned, there would be less <br />drainage into Sweeney Pond, and <br /> <br />WHEREAS, the City Council has determined and finds that with <br />one minor exception, the other property in the immediate vicinity <br />of this area contains single family units, and <br /> <br />WHEREAS, the mass and size of the proposed buildings are not <br />consistent with existing neighborhood housing, and <br /> <br />NOW, THEREFORE, IT IS RESOLVED, by the City Council of the <br />city of Roseville as follows: <br /> <br />Heritage Development's application to rezone the above <br />property from R-l to PUD is denied. <br />
