<br />Regular Meeting - Roseville Planning Commission <br />Wednesday, June I, 1966 - 7:30 P.M. <br /> <br />Members present: Remsburg, Carpenter, Linebarger and Membrez. <br />Also present were Dahlgren and Lowell Odland. <br /> <br />On motion by Remsburg, seconded by Carpenter, the minutes of the regular meeting of <br />May 4, 1966, and the special meeting of May 9, 1966, were unanimously approved as <br />submi tted. <br /> <br />Subject File 314-66 O'Dell-Peterson - Rezoning from R-l to R-3 and approval of Residential <br />Development plan. Property at Cleveland Avenue, South of County Road D. <br /> <br />It was pointed out that County Ditch #5 was going across on an angle at the south end <br />of the property and a water line easement running across the middle of the property. <br />It appeared the petitioner was not aware of this situation and resolved that it would be <br />impossible to develop this property as proposed; therefore, he requested the petition to <br />be withdrawn. Roll Call, unanimous. <br /> <br />Subject File 317-66 D. H. Overmyer Warehouse ~ Variances on setbacks, floor ratio and <br />parking spaces. <br /> <br />Mr. Taylor, attorney and Mr. Miller, Manager of Overmyer, resubmitted new plans eliminating <br />the setback variance. The floor ratio and parking space variances seemed satisfactory and <br />on motion by Carpenter, seconded by Remsburg, it is recommended that the variances be <br />granted upon the following conditions. <br /> <br />1. That the landscaping of the proposed building and also the landscaping of <br />the building already constructed on Walnut Street be completed as per plans <br />submitted and that a bond be posted with the Village with the provision that <br />the landscaping for the existing building be completed by August 1, 1966, and <br />the landscaping for the proposed building be completed not later than July 1, <br />1967. <br /> <br />Motion carried by a unanimous vote. <br /> <br />Subject File 271-65 - Ferdinand Bucher - approval of Preliminary Plan and special use <br />permit request for removal of gravel from subject property. <br /> <br />As requested by the petitioner, Carpenter moved, seconded by Remsburg, that the matter <br />be laid over to our next regular meeting of July 6, 1966. Roll Call, unanimous. <br /> <br />Subject File 321-66 - Wheel Service Company rezoning from 1-1 to 1-2 of property located <br />at 2730 Fairview Avenue. <br /> <br />Mr. C. Hendrickson, President of Wheel Service Company, stated they were planning to <br />construct an office and warehouse building on this property to cost approximately <br />$200,000 to 250,0000 He submitted no building plans but he said that all adjoining <br />properties east of Fairview Avenue were now zoned 1-2 since the year 1959 when he <br />purchased the subject property. Recently some properties owned by Gluek Brewing <br />Company abutting this property were rezoned to 1-2 because some of the uses allowed in <br />1=1 had been placed in 1-2 classification since 1959. It was concluded that a change <br />in zoning without development plans would not establish a precedent under these circum= <br />stances, therefore, Remsburg moved, Carpenter seconded, that we recommend that the <br />subject property be rezoned to 1-2. Roll Call, unanimous. <br />
