Planning File 3119: Accept withdrawal of City Center Task Force Request to establish Comprehensive Plan District <br />for City Center. <br /> <br />Member Mulder asked for more information and requested that this item be moved to 7B. <br /> <br />6. Public Hearings <br /> <br />Ga. Planning File 3123: Mendota Homes is requesting an amendment to PUD #1197 for Concept consideration of a ten- <br />unit town home development on property located along Old Highway 8, north of Executive Manor Condos. <br />(PID 052923320003) <br /> <br />Chair Klausing opened the hearing and requested City Planner Thomas Paschke to present a verbal summary of the staff <br />report dated 7-14-99. He described the purpose of the concept PUD and preliminary plat. He noted the existing site is a <br />vacant parking lot and explained the zoning on the site and adjacent sites. Paschke reviewed Phase I and preliminary <br />Phase II of the existing PUD. The design of the townhome units was described as well as the preliminary plat illustrating <br />the ten lots and the common area lot. There will be one twin unit and two four-unit buildings in Roseville. There would be <br />up to 96 trips per day created by all units. The comprehensive plan states that the site is designated for High Density <br />Housing. Park dedication would be $400/unit. The staff recommended concept and preliminary plat approval with more <br />guest parking, and refined design of the structures; final plat must include utility easements. Final plans will be prepared <br />for a final approval later in the summer. <br /> <br />Member Olson asked for details on guest parking space. Thomas Paschke explained possible spaces for four additional <br />
