<br /> <br />Variance Board Meeting <br />City Council Chambers, 2660 Civic Center Drive <br />Minutes - Wednesday, February 06, 2008 <br />1. Call to Order <br />Chair Daniel Boerigter called to order the Variance Board meeting at 5:30 p.m. and reviewed <br />the role and purpose of the Variance Board. <br />2. Roll Call & Introductions <br />City Planner Thomas Paschke called the Roll. <br />Members Present: Chair Daniel Boerigter and Members Barbara Martinson; and Jim Doherty. <br />Staff present: City Planner Thomas Paschke; and Associate Planner Bryan Lloyd. <br />3. Approval of Minutes <br />MOTION <br />Member Doherty moved, seconded by Member Martinson, to approve meeting minutes <br />of December 05, 2007 as presented. <br />Ayes: 3 <br />Nays: 0 <br />Motion carried. <br />4. Public Hearings <br />a. PLANNING FILE 08-002 <br />Request by Cindi Linell, 2028 Cohansey Boulevard, for a VARIANCE to <br />Roseville City Code, §1004 (Residence Districts) to allow a principal structure <br />encroachment into the required setback from the front property line. <br />Chair Boerigter opened the Public Hearing for Planning File 08-002. <br />Associate Planner Bryan Lloyd reviewed the request of Ms. Linell to allow construction <br />of an enclosed entryway at 2028 Cohansey Boulevard. Mr. Lloyd advised that staff <br />would have processed the request administratively, except that the footings for the <br />covered walkway extended into the encroachment. Mr. Lloyd noted that eaves were <br />not considered as an encroachment, but the footings were, and were deemed <br />necessary to preserve the architectural detail of the front entry. Mr. Lloyd further noted <br />that the pillars would be flush with the new front building wall, and while the exact <br />dimensions were not currently available, it was anticipated that they would unlikely be <br />more than 18” deep; thus the requested variance for a magnitude of 7.5’, leaving 18” <br />for the pillars beyond the main addition <br />Mr. Lloyd noted that he had spoken to two neighbors regarding the request; one <br />seeking additional information, and one not opposed, and actually questioning the <br />need for a variance. <br />Staff recommended APPROVAL of the VARIANCE request for a 7.5 foot variance to <br />the required principal structure setback from a front property line. established in <br />Roseville City Code, §1004.016 (Residential Setbacks) to allow the construction of the <br />proposed addition on the property at 2028 Cohansey Boulevard, based on the <br />comments and findings outlined in Section 5, and subject to conditions detailed in <br />Section 6 of the staff report dated February 6, 2008. <br />Applicant, Cindi Linell, 2028 Cohansey Boulevard <br />Ms. Linell was present, but had no comment beyond staff’s presentation. <br />Chair Boerigter closed the Public Hearing, with no one appearing for or against. <br />Board consensus was enthusiastically supportive of the addition and improvement. <br /> <br />
