EXTRACT OF MINUTES OF MEETING OF TIDE <br />VARIANCE BOA OF TIDE CITY OF ROSEVILLE <br />Pursuant to due call and notice thereof, a regular meeting of the Variance Board of the City of <br />Roseville, County of Ramsey, Minnesota, was held on the 2nd day of March, 2005 at 5:00 p.m. <br />The following members were present: Chair Bakeman and Members Boerigter and <br />Mulder. <br />Variance Board Member Mulder introduced the following resolution and moved its adoption: <br />VB RESOLUTION NO. 12 <br />A RESOLUTION APPROVING A 315 SQ. FT. FOOT SETBACK VARIANCE TO <br />SECTION 1004.01A6 (MAXIMUM TOTAL SURFACE AREA) AND A 7 FOOT <br />VARIANCE TO SECTION 1004.016 (RESIDENTIAL DIMENSIONAL <br />REQUIREMENTS -FRONT YARD SETBACK) OF THE ROSEVILLE CITY CODE <br />FOR LUCIAN $c SANDRA VITTORI 2225 FERNWOOD STREET (PF3619) <br />WHEREAS, Lucian & Sandra Vittori have requested a VARIANCE to Section <br />1004.O1A6 and 1004.016 of the Roseville City Code to allow the construction of a 462 sq. ft. <br />attached garage addition 23 feet from the front property line; and <br />WHEREAS, the Vittori property is located at 2225 Fernwood Street, and legally <br />described as: <br />Lot 5, Block 2, Dellwood Heights <br />PIN 10-29-23-43-0014 <br />WHEREAS, 1004.O1A6 (Maximum Total Surface Area) restricts single family <br />residential property to a maximum impervious coverage of 30% of the lot/parcel size; and <br />WHEREAS, the proposal by the Vittori's seeks to allow the addition of an attached <br />garage that would exceed the maximum total surface area of the parcel by 315 sq. ft.; and <br />WHEREAS, Section 1004.016 (Residential Dimensional Requirements -Front Yard <br />Setback) requires the Vittori principal structure to be set back a minimum of 30 feet from the <br />front property line; and <br />WHEREAS, the proposed attached garage addition would encroach 7 feet into the <br />required front yard setback or be 23 feet from the front property line; and <br />WHEREAS, the City Planner has concluded that "hardships" are present and support can <br />be given to deviate from the strict requirements of the Roseville City Code; <br />
