The proposed project improves the functional use of the property. <br />The proposed garage addition takes advantage of unused space at the side of and in <br />front of the existing single space garage and makes available greatly increased <br />indoor storage for additional vehicles saving the homeowner rent on remote parking <br />spaces. <br />b. The proposed project improves the enclosed storage on the property. <br />Indoor parking would be increased by three spaces. <br />The proposed project does not create or exacerbate a drainage problem. <br />Drainage would substantially sta,y on the property with the use of gutters and <br />downspouts. <br />d. The final building mass is consistent with that on contiguous properties. <br />Most of the neighbors show a double door garage to the street. Our proposal would <br />break up the front of the garage into two single doors at different setbacks <br />minimizing visual impact of the addition. Our proposal keeps original rooflines and <br />does not substantially alter the architecture of the home. <br />e. The new roof is properly proportioned to and integrated with the existing roof. <br />The new roof follows the original in design and detail. <br />The proposed project improves the aesthetic quality of the property. <br />By using fnishing materials consistent with the existing home and adding <br />appropriate details, we hope to add the addition seamlessly with the existing home <br />and by adding the setback between the garage doors we hope to minimize the <br />impact of the addition to the street and add interest to a relatively simple design. <br />g. The existing garage space on the property does not accommodate more than one vehicle. <br />The existing garage is one stall. <br />h. The proposed project does not place more vehicles adjacent to first floor bedrooms on <br />contiguous properties. <br />The neighboring property has a garage at the south end adjacent to the proposed <br />garage addition. <br />
