New directional signage is proposed as shown on the plan, but the existing pylon sign will remain. The new <br />directional signs, menu boards and building signage will comply with ordinance requirements. New wall <br />signage is proposed on the north, south and west building elevations as shown. <br />The restaurant hours of operation would be consistent with the existing hours of operation for this restaurant. <br />Storm water management is provided by an underground treatment system located in the northeast corner of <br />the site. <br />An exterior trash enclosure will be provided in the northwest corner of the site, generally in the same location <br />as the existing enclosure. <br />New landscaping is provided around the perimeter of site and three existing trees will remain along Connelly <br />Avenue. A mix of coniferous trees, deciduous trees, shrubs and grasses are provided. <br />Outside seating is planned on the patio on the north side of the building as shown on the plans. <br />FINAL PLANNED UNIT DEVELOPMENT <br />We are also requesting approval of a final planned unit development as outlined in Section 1320.14 of the <br />Zoning Code. <br />SUMMARY <br />We respectfully request approval of the Master Planned Unit Development and Final Planned Unit <br />Development to allow demolition of the existing McDonald's restaurant at 1313 County Road E and <br />construction of a new McDonald's restaurant on the site.
