11. The sign adjustment will not result in a sign that is inconsistent with the purpose of <br />the B-3 zoning district. <br />12. The sign would not have a negative impact on adjacent properties or the City as a <br />whole. <br />Resident Comments <br />Staff has not received any letters, e- mails, or telephone calls from property owners or occupants <br />concerning this planning case; however, site plan reviews do not require a public hearing or <br />public notice. <br />Staff Recommendation <br />The existing sign currently exceeds the size requirements for signage in this sign district. <br />However, given that the vast majority of businesses in this area have signage that exceeds the <br />requirements of the Code, it may be appropriate for the City to review these requirements. <br />Additionally, the adjacent roadway from which the sign would be visible is a freeway corridor, <br />which tends to demand larger commercial signage given the higher speed of traffic and greater <br />distance between the vehicles and the businesses. Furthermore, several businesses along this <br />highway corridor have freestanding signage that is at a height of 35 feet. <br />Based on the submitted plans and findings of fact, Staff recommends approval of Planning Case <br />11 -002 for a Site Plan Review for a sign standard adjustment based on the findings of fact, the <br />submitted application, and the January 5, 2011, planning case report. <br />Options Proposed Motion Language <br />1.
