PART 4 — FINDINGS <br />A. Coverage Test <br />]. The total square foot area of each parcel in the proposed T1F District was o3�tained <br />from City records, GIS mapping and site verif cation. <br />2. The total square foot area of buildings and site improvements on the parcels in the <br />proposed TIF District vvas obtained from City records, GIS mapping and site <br />verification. <br />3. The percentage of coverage for each parcel in the proposed TIF District was <br />computed to deterrnine if the 15 percent minimurn requirement was met. The toial <br />square footage of parcels meeting the 15 percent requirement was divided into the <br />total square footage of the entire disirict to determine if the 70 percent requirement <br />vvas met. <br />Finding: <br />The proposed TIF District met the coverage test �nder Minnesota Statutes, Section <br />459.174, Subdivision 10(e), which resulted in parceIs cansisting of I00 percent of the <br />area of the proposed TI�' District being accupied by buildings, streets, utiIities or <br />paved drives ar parking lots {Diagram 2).
