The app3icant sha11 submit revised pIans for the twenty foot wide roadway, subject ta <br />City Planner and Building Official appro�al, prior to the execution of the Site Plan <br />Agreement. <br />11. The property owner shall be responsible for regular maintenance of the ►�nderground <br />�nfliration basin. <br />12. Any direct, untreated pipe discharges into Lake .Tohanna and Little Lake 3ohar�na <br />located witnin this phase's construction �imits will be eliminated. The remaining <br />direct, untreated discharges will be eliminated in subsec�uent phases. <br />13. Areas showing 2:l slopes shal� be sodded with Fescue, no-mow sod, and subject to <br />additional landscaping treatrnents should the City Engineer determine that erosion is <br />occurring in those locations. <br />14. The ap�licant shall identify the water source for the proposed i�gation system, <br />subject to City Engineer Approval, prior to the execution of the Site Flan Agreement. <br />17. The project sl�all be subject to Fire Marshal approvaI. The applicant sha�l eomply <br />with any cor�ditions set by the Fire Marshal. <br />1 S. Upon comple#ian of the project, the City may req�iz-e additional vegetation, berming, <br />fencing, ar�d/or other types of screening to further reduce or eltminate light from the <br />proposed parking lot, roadway, and related vehicular traffic if the City fnds that the <br />lighting is �ot in conformanee with the approved Master PUD. <br />19. The ring road shaJl be maintained as a or�e-way road. <br />20. Traffic calming measures shall be implemented on the ring-road, including but not <br />limited to striping of the pavement that designates four feet af the eastern side af the <br />roadway as a dedicated bike lane, narrowing the driving width of the road to 16 feet, <br />subject to City Staff approval. <br />21. At least SO percent of the landscaping along tY�e road in Arden Hills shaFl be installed <br />prior to construction beginning on the parking lot or roadway. <br />Options <br />I.
