City of Arden Hills Chapter 13 Zoning Code <br />Subd. 2 Docurnentation. Forms describzng the required docutnentation for each <br />procedure required hezein are included as Appendix A, Procedure Manual and are <br />available from the zoning acl�ninistrator. <br />1355.04 Procedural Requirements for Speciiic Applications. <br />Subd. 1 Zoning Code Amendment. <br />A. Public Hearing. A public hearing is required before action by the <br />Council. <br />B. Action ta Approve. A 4/5 vote of tk�e full Council is required far <br />action to amend the Zoning Code. In the event an app�ication fox <br />axnendrnent is approved, an appropriate amending ordinance shall be <br />executed and published. <br />Subd.2 Rezonings. <br />A. Consistency with Comprehensive Plan. Ii a proposed rezoning is not <br />consistent with the Arden Hills Conrxprehensive Plan the appiicani shall <br />apply fox a Comprehensive Pian Amendment concurrently wiTh the <br />application for rezoning. Written and graphic documentation shall be <br />provided by the applicant, showing why the proposed amendment is <br />superior to the existing Plan and changes that have occurred that make t�e <br />Amendment appropriate. <br />B. Public Hearing. A public hearing is required for a Comprehensive <br />Plan Amendment and for the rezoning. <br />C. Action io Approve. A 4/5 vote of the full Council is required far action <br />to rezone property from one district to anothex and %r a Comprehensive <br />Plan Amendrnent. In tk�e event an application to rezone is ap}�roved, an <br />appropriate a�nending ardinance shall be executed and published. <br />Rezoning amendments shall describe the property rezoned by its legal <br />description, and shall be indicated on the officia� zoning map, but it shall <br />not be necessary io re-publish said zoning map io effectuate the rezoning <br />amendment. <br />D. Business and Industrial District Rezoning. Before any new area is <br />rezoned to a business or indusi�-ial classification, the property must be <br />located adjacent to an arterial or collector road as shown on the <br />Comprehensive Development Plan, or the rezoning will be an extension of <br />an existing business or industrial distz�ct and in conforrnance with the <br />in#ent of the Comprehensive Plan. <br />Section 1355 — Administration and Procedures <br />Adopted: November 13, 2006 <br />Page 4 of 12 <br />
