To implement t}aat part of City of Arden Hills Co�nprehensive Plan <br />known as the Civic Center {CC) area. <br />B. Ta create a de�tination-oriented area that serves as focal point for the <br />Co�nmunity where a mix of uses including public, smaIl retail, <br />educational, semi-public facilities and some mid-to-high-density nousing <br />are ]ocated. <br />C. To bring forth a government center that would integrate Sun�sh Lake <br />with a civic campus and commercial area, and create a gathering/activity <br />place that is unified in purpose, desigra and use. <br />D. To rec}uire strict deveIopment standards and building mate�-ials to <br />create a high qualaty civic environment. <br />E. To preserve, protect, and enl�ance existing development adjacent to the <br />district. <br />F. To pronaote compact, unified development that takes advantage of the <br />proximity to the adjacent open space areas and regional transportation <br />facilities. <br />G. To minimize the effects of traffic congestion. <br />H. To allow develapment that will insure reasonable fraffic operatian on <br />the internal and surroUnding trar�sportation syste�'ns including Lexington, <br />Hamline, at�d Highway 96. <br />I.
