City of Arden Hills Chapter 13 Zo�ing Code <br />1320.14 Piannec€ Unit Development (PUB) Overlay DisErict. <br />Subd. 1 General Purpose. The Planned Unit Development {PUD) District promotes <br />the development of iand in a unified manner by treating the entire development as a <br />sing�e entity and relaxing the strict application of stanc�ard zo�ing and subdivision <br />requirements. PUD's may be allawed in any district but are required for mu3tiple family <br />dwellings in the R-3 and R-4 Districts. <br />S�bd. 2 Applicability. The PUD District is an overlay zoning technique, whereby the <br />basic underly��g zoning district establas�es the basic allowable rases a�d the gene�-al <br />standards for cievelopment and the approved PUD plan establishes the specific <br />regulations far deveiopment and shall govern and take precedence over the underlying <br />Zoning District regulatio�s. If a zoning change is required to accomtnodate the uses or <br />general intensity of deve�apment in the �UD, an application for a Zoning District change <br />shall be made concurrently with the PUD application and, if approved, the Zoning Map <br />shail be changed both as to the underlying zoning dish-ict anci designation as a PUD <br />distr�ct. <br />Subd. 3 General Proced�re. <br />A. Applieant meets w�tl� City Staff to clarify and determine PUD <br />requirements and discuss applicant's proposal. <br />B. (Optional) Applicant desiring review of a PUD has t�e option of first <br />applying for Concept PIan R�view and thEn praceeding to obtain Master <br />Plan and Fina] Plan approval. <br />C. Applicant submits PUD Master Plan to City. <br />D. Planning Corr�rr�ission conducts pubIic hearing{s) on PUD Master Plan <br />and recommends action to the City Council. <br />E. City Co�nci] conducts ac�ditional hearings {optional), and takes actiorz <br />on the Master Plan. <br />F. If approved, City Staff adds the PUD Distr�ct and changes the <br />underlying zoning, if required, to the Zoning Map. The PUD Master Plan, <br />as approved, incl�ding all applicable documents, is adopted as the <br />ordinance gaverning development of the PUD property. <br />G. Applieant submits Final PUD Plan for elements that are to be <br />developed imminently. A F�na� PUD Plan will be submitted for each stage <br />of development/constraction. <br />H.
