An applicant considering a PUD may first apply far Coneept <br />Plan Review thereof and then proceed to obtain Master Plan and Final Plan <br />approvaI <br />B. Purpase_ Cpnce�t Plan Review is an informal discussion pxocess that <br />allows the app�ieant to present preliminary ideas about a cante�nplated <br />development project to the city, and in turn the city may offer suggestions and <br />concerns regarding the development concept. <br />C. Application, Documentation and Administrative Procedure. The appIicant <br />far Concept Plan Review of a PUD shal� complete and submit to the zoning <br />administrator an application on such forms as are provided by the <br />administrator, together with the reqUired fee and six {6) copies of information <br />�eeded to convey the Concept Plan Review ideas to the city. <br />D. City Procedure. The City will prepare a summary of the proposed <br />Concept Plan in terms of City pfans and regulations and transmit this <br />anfozmation anc3 the inforrnation s�zbrrsitted by the appIicant to the Planning <br />Commission and City Council to assist their review of the proposal. Nothing <br />herein contained shall be deemed to %rbid or discourage inforimal <br />eonsultations between the applicant and the City Planner prior to the filing of <br />an applicatian for Concept �'la� Review, provideci no staternent or <br />representation made by said planner shal] be binding upon the City of Arden <br />Hills. <br />E. Procedure for City Review. The Planrring Comrnission will offer <br />coanments and suggestions xegarding the Concept PIan to the applicant. These <br />comments and svggestions wiil be transmitted ta the City Council, which may <br />offer additional eorn�nents. No public hearing will be heId at this stage so the <br />city cannot take action. No suggestions made by the Planning Comrnission or <br />Council an the proposed Concept Plaza are bindizzg on the City �or subsequent <br />stages. <br />Subd. 5 PUD Master Plan. <br />A. Procedure.
