Planned Unit Development Review Findings: <br />1. The Master and Final PUD process allows flexibility with the implementation of the <br />City's subdivision and zoning regulations. <br />2. AIl Zoning requirements are m�t by the proposed plans with the �xception of landscaped <br />lot coverage far Lat 1. <br />3. The land. to be transferred to the City will remain as parkland and apen space in <br />perpetui�y. <br />4. No additional impervious surface will be canstructed as a result of this application. <br />Recommendatian <br />At their April 6 meeting, the Planning Commission voted unanimously to recommend approval <br />of Planning Case #11-005 for a Preliminary and Final Plat, and Master anc� Final PUD at 3245 <br />New Brighton Road subject to the following conditions: <br />1. The appraval of the purchase agreement by the City Council. <br />2. The applicant shall f le the Final Plat with Ramsey County wiihin 180 days of City <br />approval, or the approval for the Final Plat shall expire, unless extended by the City <br />Council prior to the approval's expiration. Extension requests rz�ust be submitted in <br />writing to the City at least 45 days priar to the expiration date. <br />3. A shared parking lot agreemen� sha11 be sxgned by the property owners and the City <br />gxanting the Cit� perpetual use of the Church's parking lot for Hazelnut Paxk users, <br />and recorded with the County <br />4. A parking lot maintenance agreement shall be signed by the praperty owz�exs and the <br />City, and filed at the City. <br />Requested Aciian <br />Moiion to appro�e Planning Case 11-005, for a Preli�ninary and Fina1 Plat, and Master and Final <br />PUD io subdivide ihe property at 3245 New Brightan Road into two parcels based on the <br />Findings of Fact, the submitted plans, and the conditions in ihe April 25, 2011, merno to the City <br />Council. <br />Deadline for A enc Actions <br />The City of Arden Hills received the comple�ed application for this request an February 7, 2011. <br />Pursuant to Minnesota State Statute, the Ciiy extended its review dead�ine an additional b0 days. <br />The City must act on this request by June 7, 2011 (120 days).
