June 6, 2011 <br />Meagan Beekman <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br />Re: CVS @ SWC Lexington & County Road E — Arden Hills <br />Dear Ms. Beekman; <br />On behalf of the applicant, Velmeir Companies, we are submitting for PUD Amendment of our <br />Preliminary Plans for compliance with the Arden Plaza Redevelopment PUD. The proposed CVS <br />complies with the overall development plan and will be a great addition to this corner. <br />The site plan is similar to the site plan approved with the Arden Plaza Redevelopment. The CVS <br />building is very similar in distance from County Road E; however the CVS building is significantly <br />closer to Lexington than the previously approved plan. The distance for CVS from north property line <br />is 44.1 and the Arden Plaza plan depicted the building 40.9'. The CVS building is shown at 134.3 feet <br />from Lexington and the Arden Plaza plan depicted the building at 152.3 feet. Pedestrian access is <br />obtained through a sidewalk connection along the east side of the site <br />The CVS landscape plan demonstrates more trees and screening for the rear of the building and trash <br />enclosures. We have more trees south of the CVS building which breaks up the pavement and helps <br />define the drive aisle. We have shown the same rain garden /infiltration basins and similar shrubs and <br />perennials at the entrance to Arden Hills from the intersection. We believe this will be a very visually <br />appealing site. <br />We have enhanced the CVS Prototype building which provides an appealing affect to this corner. <br />Those enhancements are detailed below: <br />• Upgraded materials to be a mostly brick building. <br />• Added parapet elevation changes to break up length of building. <br />• Raised parapets to screen roof top units. <br />• Added additional glazing on main elevations. <br />Designing custom window graphics to showcase local architecture. <br />We believe this proposed CVS will be a great addition to the development and to the City of Arden <br />Hills.
