Findin s of Fact <br />The Planning Comrriission offers the fallowing twelve findings af fact far review: <br />Gene�al Findzngs: <br />1. Hood Packaging Corparation is a conforming use in the Ga#eway Business Zone. <br />2. The PUD process allows £or flexibility within �the City's regulations through a�egotiated <br />process with a developer. <br />3. The applicant proposes to add two storage silos and one containment iank to the southeast <br />side of the building. Each silo is twenty-four feet tall, twelve feet in diameter, with a <br />capacity to hold sixty-five thousand poiu�.ds. The containment tank is approximately <br />thirteen feet tall, twelve feet in diameter, wiih a capacity to hold ten thousand gallon�. <br />None of the proposed str�ctures vvill exceed the height of the building. <br />4. This proposal wili not impact lot coverage requirernents, nar wi.11 it encroach on setbacks. <br />On the Conditional Use Plan Evaluation C�iteria: <br />5. The proposal will not irnpact iraffic circulation or parking. <br />6. The proposal is not expected io alter existing noise, glare, odors, vibration, smolce, dust, <br />air pollutian, heat, liquid or solid waste, or other n�isance characteristics. The tanks a�d <br />connecting pipes will be double-walled to contain the material. <br />7. The proposal wili not impact drainage on the site. <br />S. The proposal will not impact population density on the site. <br />9. The proposed silos will be painted to maich the color oi the building while the <br />containment tank is co�nposed af white plastic. AIl proposed structures are un�ikely to <br />significantly impact the subject property or surrounding pxaperties. <br />10. Park dedica#ion requirements do z�ot apply. <br />11. The prapasal is not anticipated io create a negative impac� on the immediate area or #he <br />corn�unity as a whole. <br />12. The proposal does not conflict with the 2030 Comprehansive Plan. <br />Recommendation <br />Ai their September 7, 201 ]. meeting the Planning Co�mission voted unanin�ousIy to recammend <br />approval of Planrung Case 11-019 for a P�anned Unit Developrz�ent Amendment at 1887 <br />Gateway Boulevard, based on ihe Findings of Fact and the submitted plans, as amended by the <br />following four conditions: <br />1. The project shall be completed in accardance with the plans submitted as amended by the <br />conditions of approval.
