2. Noise, glare, odors, vibration, smoke, dust, air pollution,heat, liquid or solid <br /> waste, and other nuisance characteristics; <br /> 3. Drainage; <br /> 4. Population density; <br /> 5. Visual and land use compatibility with uses and structures on surrounding land; <br /> adjoining land values; <br /> 6. Park dedications where applicable; and the <br /> 7. Orderly development of the neighborhood and the City within the general purpose <br /> and intent of this ordinance and the Comprehensive Development Plan for the <br /> City. <br /> 3. Sign District 5—Section 1240.01 Table 1 of the Sign Code <br /> The Cub Foods store is located in Sign District 5. For developments not in a PUD, a typical <br /> property would be permitted up to 80 square feet of wall signage and 100 square feet for a <br /> freestanding monument sign. The property currently has 718 square feet of wall signage. <br /> While this greatly exceeds the maximum allowed in this district, it should be noted that this <br /> property and building are significantly larger than other properties as well. <br /> The applicant is proposing to remove the existing 264 square foot pharmacy sign on the front <br /> of the building and replace it with a smaller(207.11 square foot)pharmacy sign that indicates <br /> the drive-up. This would equate to a reduction of 56.89 square feet of wall signage. In <br /> addition,the applicant is proposing to install a new 220.43 square foot sign on the south side <br /> of the building over the drive-up window. If approved, the building would have 881.54 total <br /> square feet of wall signage. <br /> The applicant has submitted elevations of the building indicating existing and proposed wall <br /> signage (attached). <br /> Sign Standard Adjustment—Section 1260.01 <br /> Section 1260.01 of the Sign Code permits adjustments to sign height, number,type, lighting, <br /> area, and/or location through the site plan review process if criteria number 1 or 2 is met and <br /> the required criteria number 3 is met: <br /> 1. There are site conditions which require a sign adjustment to allow the sign to be <br /> reasonably visible from a street immediately adjacent to the site; or, <br /> 2. The sign adjustment will allow a sign of exceptional design or a style that will <br /> enhance the area or that is more consistent with the architecture and design of the site; <br /> and, <br /> 3.
