The proposed wellness center would remove 13,112 square feet of landscaped area. <br /> The total landscape area would decrease to 79.45 percent of the property from the <br /> current 79.61 percent landscape area. Total lot coverage would subsequently increase <br /> to 20.55 percent from 20.39 percent. The Master Plan for the campus limits total lot <br /> coverage to 25 percent. Lot coverage would not exceed the coverage limit with this <br /> proposed expansion. <br /> B. Setbacks—Meets requirements <br /> The wellness center is proposed to be located near the center of the Bethel University <br /> campus,hundreds of feet from the nearest property line. <br /> C. Height— Variance Requested <br /> The maximum height allowed for buildings in the B-1 District is 35 feet. The proposed <br /> wellness center would be an average of 39 feet, six inches in height, measured from grade <br /> to the top of the parapet. The addition would be as high as 48 feet in some areas to align <br /> with the height of the Robertson Physical Education Center. The Hagstrom Center is <br /> approximately 41 feet, nine inches in height. <br /> Section 1325— General Regulations <br /> A. Landscaping and Tree Preservation—Meets Requirements <br /> Minor tree removal will be necessary within the proposed construction area. The tree <br /> removal that is proposed would not trigger the tree preservation ordinance. Trees <br /> required as part of previously approved landscaping plans will be relocated or replaced <br /> depending on their size. Based on the size of the addition, additional landscaping is not <br /> required. <br /> B. Lighting—Meets Requirements <br /> No additional lighting is proposed as part of this project. <br /> C. Screening and Fencing—Meets Requirements <br /> All mechanical operating equipment will be screened from view of adjacent streets and <br /> differing land uses. Parapets will be used to blend the roof line of the wellness center <br /> with the rooflines of the buildings to which it will be attached. No additional screening is <br /> required as part of this proposal. <br /> D.
