All of the proposed lots would meet the minimum area for lots in the R-2: Single and Two <br /> Family Residential Zoning District. <br /> �-- Preliminary Plat Review <br /> 1. Lots. Lots 1, 2, and 3 exceed code requirements in terms of lot width, depth, and area <br /> with the exception of the rear dimension of Lot 3 and the depth at the point of triangular <br /> Lot 1. <br /> 2. Minimum Lot Depth. The Zoning Ordinance in Section V, F, 3, states that the <br /> minimum lot depth in the R-2: Single and Two Family Residential Zoning District shall <br /> be at least 120 feet. The depth of Lot 1 is 0 feet at the point of this triangular lot. <br /> However, this difference can be attributed to the City Code contemplating mostly <br /> rectangular lots for required dimensions, those standard required dimensions cause <br /> triangular lots to require variances. <br /> Lots Required Lot Depth Provided Lot Depth <br /> Lot 1 120 feet 0 feet (up to 144.97 feet) <br /> (0 feet at the point of the triangle) <br /> Lot 2 120 feet 144.97 <br /> Lot 3 120 feet 201.96 <br /> 3. Setbacks. It appears that all of the lots will have adequate space to construct within the <br /> confines of the City's setback regulations. The most difficult Iot from a setback <br /> perspective is Lot 1 which has a narrow buildable area due to the triangular configuration <br /> of the lot. Setbacks for principle buildings are shown on the attached drawings (marked <br /> as SBL [setback line] on the drawing). <br /> 5. Easements. City subdivision regulations require easements at least twelve (12)feet wide <br /> centered on lot lines for utilities and shall be dedicated to the City. Additionally, <br /> drainage and utility easements are also provided on the plat.
