EN HILLS
MEMORANDUM
DATEo May 9, 2012
TO: Meagan Beekman, City Planner
FROM: Terry Maurer, Public Works Director
SUBJECT: Arden Hall Development
Traffic Impact Analysis-Clarification Addendum
As requested, I have reviewed the May 2, 2012, memo from Vernon E. Swing, P.E., of
RLK, Inc. to Rob Davidson titled Traffic Impact Analysis-Clarification Addendum
(Arden Hall Development). This memo I believe, although it does not state this, is
intended as an addendum to the February 13, 2012, Traffic Study prepared by RLK, Inc.
for the same project and presented to the Planning Commission. The Addendum
generates an entirely new p.m. peak hour vehicle trips for the full development of the site
based on new assumptions as to how the site will develop. The following table compares
the February 13, 2012, Traffic Study p.m. peak hour trips to the May 2, 2012, Addendum
p.m. peak hour trips.
Comparison of PM Peak Hour Trips-Traffic Study vs. Addendum
Traffic Stud Addendum
Apartments (150 units vs. 120 units 90 74
Specialty Retail (13,000 sq. ft.)
Day Care/Fitness Club 80 35
Bike Shop/Insurance Office
Lot 2
Pharmacy with drive thru 166 36
24,000 sq. ft. office
Total PM Peak Hour Trips 336 145
The reduction for the apartments is appropriate as the Traffic Study assumed 150 units
and the Addendum assumes the proposed 120 units. The reduction in traffic for the
specialty retail portion of the old Holiday Inn/McGuire's site and the newly created Lot 2
are more questionable since nothing is proposed at this time for either site.
