NORTHWESTERN COLLEGE
May 2, 2012
Mayor David Grant
Cauncil Member Brenda Holden
Councif Member Fran Holmes
Council Member Nichofas Tamble
Council Member Ed Wemer
City of Arden Mills
1245 W Highway 96
Arden Hills, MN 55112
R: Land Use Application Arden Hall
Dear Mayar and Council Members:
As you aware, Northwesiern College had a very positive experienc for several years in the
recent past with the City of Arden Hilfs and TAT Properties related fo the use of the facility
cammon{y referred ta as Arden Ha{l. It is my understanding the Rob Davidson and TAT
Properties are currently working with the City to bring about a creative new use for this property;
a use that wi11 benefit a broad cross-section of stakeholders including the awners, local
businesses, potential renters, and the City by way of the redevelopment and creative adaptive
re-use of an aged, existing structure.
eonverfing Arden Hall into market rate apartments will continue fhe previous success enjoyed
by alf when Northwestem College was leasing the facility - residents paying rent, residents
buying goods and services in the cammunity, local employment oppartunities for residents and
businesses thus providing the building awners the opportunity ta upgrade and maintain a key
piece of real esta#e in the community.
It would seem apparent that the community would benefit from residential alternatives that will
satisfy the housing needs of our and Bethel's students who desire to live off campus as welf as
other young professianafs who are beginning their careers. A newly reconfigured Arden Hall will
satisfy that demand.
Based upon my first hand experience with the owners of Arden Hall, I would not hesitate to
recommend the residential faciliiy they have pianned.ta our off-campus, commuter sfudents.
Therefore, l encourage you to support, by your positive vote, TAT Properties application to
convert #he former Holiday !nn into a 120 unit apartment building as well as subdivide fhe
property into two parcels.
Si cerefy,
 _ `--
Dou s R.
