Awnings will be added above all windows and doors as well. <br /> Commercial Facade Transparency—Meets Requirements <br /> At least 50% of the portion of the facade being reconstructed will have transparent glass. <br /> Additional windows and doors will be added to the exterior of the building to distinguish <br /> the individual retail bays. <br /> Site Furnishings and Seating Areas - Cannot be determined by submitted plans <br /> The applicant has not included details on the layout of the site furnishings or seating <br /> areas. The Zoning Code requires benches and decorative plantings near the primary <br /> entrances of the building, and that seating areas be included as part of the grilling area. <br /> Parking—Flexibility Requested <br /> The Zoning Code discourages the placement of parking between the building and the <br /> right of way. The proposed plan indicates 28 stalls in front of the retail portion of the <br /> building. The Code requires parking that is located adjacent to streets to be screened <br /> from view with plantings and wrought iron fencing. The proposed plan indicates <br /> landscaping and fencing that will be installed at a later date, due to the anticipated <br /> streetscape improvements on County Road E. This requirement-is met by_the-proposed plans._Parking_lot islands are included <br /> that meet the requirements of the Code as well. <br /> Lighting—Meets Requirements <br /> A photometric plan was submitted and has been reviewed by the Ramsey County <br /> Sheriff's Department. Revisions have been made based on Deputy Eastham's comments, <br /> and the revised plan has been approved by the Sheriff's Department. The plan complies <br /> with the City's lighting requirements. <br /> Pedestrian and Bicycle Circulation—Meets requirements <br /> The applicant is proposing six-foot concrete sidewalks with a six-foot boulevard adjacent <br /> to Lexington Avenue, as is required by Code. An 8-foot sidewalk easement has also been <br /> provided to the City along County Road E.
