Building Setbacks—Flexibility Requested <br /> The Zoning Code requires a 20-foot front yard setback for at least 50% of the building <br /> fronting County Road E in the B-2 District. In addition,the minimum setbacks in the B2 <br /> District are 20 feet in the front and rear and 10 feet in the side yards. The existing <br /> building exceeds the side and rear setback requirements, and is set back 60 feet from the <br /> front property line. However, 50%of the building does not meet the 20-foot build-to <br /> line. <br /> C. Density—Meets Requirements: <br /> The maximum density for housing in the B-2 District is 20 units per acre. With the <br /> proposed redevelopment the density would be 9.14 units per acre. If the property were <br /> ever to be subdivided, Lot 1 would be reduced to approximately 6 acres in size, which <br /> would increase the density on that parcel to 12.5 units per acre. <br /> Section 1325— General Regulations <br /> A.
