Review the executive summary and findings from the draft TCAAP market <br /> analysis. <br /> Background <br /> In 2008, the City adopted the 2030 Comprehensive Plan that envisions a mixed use development <br /> concept on the TCAAP site. The Comprehensive Plan identified two future land use designations <br /> on the TCAAP site; Mixed Business and Mixed Residential, and loosely defined these land uses <br /> based on previous planning efforts with Ryan Companies. <br /> In 2009, the City adopted new zoning regulations for the TCAAP property which included a <br /> rezoning of the property to two new zoning districts that correlated with the 2030 future land uses <br /> identified in the Comprehensive Plan.
