The Parks and Other Open Space designation included 42 acres of active,on-site community parks and open space; 49 acres for the wildlife corridor; and 76.5 acres for the Primer-Tracer area, the use of which had not been determined. The Comprehensive Plan anticipated 1,750 housing units on the TCAAP site at full build out on 168 acres of land, with an average density of 10.4 units per acre. The Mixed Residential land use designation includes 220 acres of land. In addition to homes,the 220 acres would also include right of way, storm water management,parks and open space. The 2030 Comprehensive Plan defines Mixed Residential as follows: Provides for a variety of housing types and densities in close proximity, including single-family detached homes, single-attached homes,condominiums,townhomes, apartments, and senior housing options. The anticipated average density is 10.4 units per acre with a minimum average density of six units per acre up to a maximum density of 46 units per acre. This land use is designated for the proposed TCAAP redevelopment, and the density is subject to change once a final land use plan is selected. The Mixed Business land use designation includes 240 acres of land. In addition to commercial land uses,the 240 acres includes right of way, storm water management,and parks and open space.
