The cost of constructing the 150,000
square foot industrial building will be 6-7 million dollars. The City and
the developer on working on Phase II of the development which would
be 120,000 square foot building on the Pentair property.
Phase III, IV & V will follow within a year or two of Phase II.
There are still some legal issues that have to be worked out. There are
certain requirements such as Environmental Assessment Survey (EAW)
and Indirect Source Permits.
Brownfields
Ramsey County approved annual funding to clean-up Brownfields sites.
There are numerous sites in Ramsey County which could be developed,
but require some level of environmental remediation.
County Road E2 and Cleveland Avenue
The EDC stated that the property on County Road E-2 and Cleveland
Avenue needs to be cleaned-up. The property has floodplain and
wetland issues, and most likely has limited development potential.
Frattallone's
It was suggested that the City allow Frattallone's to put up a pylon sign
at the corner of Lexington Avenue and Arden Plaza, due to the fact that
you can not see the business from the road. The City needs to identify
Arden Plaza with some signage in the future. It was stated that Arden
Plaza received approval for alternate signage by the City and Arden
Plaza has not taken advantage of that approval.
8. COMMITTEE COMMENTS
Jeanne Winiecki stated that the Burger King on Lexington Avenue has
almost no visibility from the south side of Lexington Avenue. There is a
row of boulevard trees (the property next door, St. Paul Metal Craft)that
is blocking the view of Burger King. It was suggested that Burger King
should review its landscaping so that it's signs are more visible rather
than putting up more signage.
Jeanne Winiecki asked if Arden Hills has a Web Site on the Internet.
Mr. Ringwald responded that the City does not have a web site. Also,
given the age of the telephone line services City Hall, the City Hall
cannot be connected to the Internet. The City is working with the I-35W
Corridor Coalition on establishing a joint web site. The Staff is
investigating the availability of grant monies. The EDC suggested that
access to the Internet should be included in the City's budget.
