g. Warehousing and wholesaling exceeding 75 percent of the building in which it is located. <br /> h. Mini-storage facilities. <br /> i. Bulk storage buildings, yards and terminals, including but not limited to, forest, metal, <br /> concrete, agricultural and petroleum products, chemicals and similar products. <br /> J_ Manufacturing that requires outdoor storage of bulk, raw or finished materials used in <br /> or resulting from the manufacturing process. <br /> k. Manufacturing or processing that generates hazardous waste without a valid Hazardous <br /> Waste Generator's license from the Ramsey County Public Health Department. <br /> 1. Uses that the City may determine are incompatible with its objectives or with develop- <br /> ment as it may occur, thereby imposing or establishing new or unforeseen standards. <br /> 5. Development Standards. <br /> a. Minimum project and lot size. <br /> (1) Except as otherwise specifically set forth in this Section, a mixed use project <br /> within a GB District shall contain a minimum of 20 acres. The proposed land <br /> uses in such a project and their mix, intensity and relationship may require <br /> varying lot sizes within said project, none of which lots shall be less than five <br /> . (5) acres in size except as otherwise permitted herein. <br /> (2) Lots of less than five(5)acres within a mixed use project may be permitted only <br /> when the applicant has demonstrated satisfactorily that: <br /> • (a) The lot will be the site of a use that will be compatible with and will <br /> complement and enhance existing and planned businesses. <br /> (b) The primary business of the proposed complementary use will serve <br /> business activities within the GB District. <br /> (3) Single use projects shall contain a minimum area of 10 acres. <br /> (4) Interior lot lines within a mixed or single use project may be located to allow <br /> individual ownership of specific buildings. To allow maximum development <br /> creativity and flexibility, regulations such as side and rear yard building and <br /> parking setbacks,F.A.R.,number of parking spaces, percent of landscape area, <br /> etc., may be modified for individual parcels and interior lot lines. However, <br /> the regulations for these same items must be met for the total mixed use or <br /> single use project area and exterior project lot lines. <br /> (a) Minimum Building Size. To accomplish the scale of development <br /> consistent with the defined purpose of the GB District, the minimum <br /> ground floor area of a building other than for residential uses shall be <br /> 20,000 sq. ft. except as otherwise regulated herein. <br /> • V - 15 <br /> • <br />
