C. Single Use Project. A segment of the GB District that is controlled by a single developer <br /> entity and containing a single type of use, planned as a single development and <br /> encompassing one or more parcels but may be developed in more than a single stage. <br /> • 3. Allowable Uses. Development within the GB District will include uses that are specified on the <br /> Land Use Chart, Section V, E, for the GB District and stated purpose and the following <br /> development criteria: <br /> a. Office uses occupying not less than 25 percent nor more than 50 percent of a project's <br /> total floor area. <br /> b. The mix, relationship and intensity of uses and buildings will be compatible and <br /> complementary both internally and with adjacent uses. <br /> C. Retail or service businesses offering goods, merchandise or personal services for sale <br /> primarily to those employed in the GB District will be allowed to occupy no more than <br /> 15 percent of the total floor area of the building in which they are located. <br /> d. Multi-family residential use is limited to that area adjoining the public area surrounding <br /> Round Lake and shall not exceed 15 percent of the total land area in the GB District <br /> exclusive of Parcels 2, 3, 4 and 5 as identified in the NE I-694/I-35W Plan. Densities <br /> shall not exceed those allowed in an R-4 Residential District. <br /> e. Licensed day care facilities will be allowed either in a building containing other uses or <br /> in a free-standing building. Free-standing day care facilities are not required to meet <br /> minimum floor area or minimum lot area requirements otherwise required in the GB <br /> District. <br /> f. The use is in the best interest of the City and the GB District. The applicant shall <br /> r demonstrate to the satisfaction of the City that the proposed uses, lot sizes, height, use <br /> mix, location and relationship with other existing and proposed uses are compatible and <br /> complementary both internally and with adjacent uses, and meet the intent of the City <br /> as expressed in the GB District purpose and the above criteria for allowable uses. <br /> 4. Prohibited Uses. Some land uses are not compatible with the stated purpose of the GB District. <br /> The following uses are therefore prohibited: <br /> a. Single-family or two family residences. <br /> b. Open sales, rental or storage lots, including but not limited to cars, buses, trucks, <br /> motorcycles, bicycles, recreational vehicles, trailers, boats, mobile homes, machinery, <br /> lumber, building materials, landscape materials, and similar items. <br /> C. Vehicular sales, lease, rental or repair, including but not limited to the items listed in(b) <br /> above. <br /> d. Truck terminals, freight terminals and freight forwarding services. <br /> e. Building supply stores and yards. <br /> f. Outside storage. <br /> V - 14 <br />
