OVERVIEW OF THE NE CORNER OF INTERSTATES 694 AND 35 W
(ARDEN HILLS)
Arden Hills
The City of Arden Hills has adopted the Gateway Business District(GBD)plan
into its Comprehensive Plan and Zoning Ordinance. Generally, the GBD is a
Office/Light Industrial zoning district, which requires.a high quality of
development. The minimum lot size requirement in the GBD is 10 acres. The
existing rail spur most likely will not be required by the potential users of the
GBD.
The primary issues in implementing the GBD has been access and parcel
configuration. The City is working with Ramsey County in an attempt to relocate
the access point to the GBD (Round Lake Road) east, towards Round Lake. The
City has also been working with several developers in an attempt to combine
several parcels of land to allow for a more unified development. The City has
been working with the Minnesota Department of Transportation(MN Dot) and
Ramsey County in an attempt to enhance access to Interstate 35W by evaluating
4Lthe design and capacity of the Highway 96 bridge. The source of funding for any
required improvements to the Highway 96 bridge have not yet been identified.
