CITY OF ARDEN HILLS <br /> MEMORANDUM <br /> DATE: February 21, 1996 <br /> TO: Economic Development Committee <br /> FROM: Kevin Ringwald, Community Development Director <br /> SUBJECT: Monthly Report <br /> Gateway Business District <br /> The Staff has been working with two clients who wish to locate in the Gateway Business District <br /> (GBD). The one client(Unisource)the EDC received information on in their January Monthly <br /> Report. The other client is an electronics manufacturer(computer circuit boards). <br /> Previously, the Staff has provided the EDC with information on the business characteristics of <br /> Unisource. However,the Staff has not provided the EDC with information on the electronics <br /> manufacturer. The electronics manufacturer currently has a purchase agreement on the Pentair <br /> site and is attempting to purchase the rail spur which would give them the ten acres required for <br /> developing in the GBD. The electronics manufacturer is a rapidly expanding company which is <br /> • privately held. The company expects to have approximately 300 employees by mid-1997. These <br /> employees work in staggered hours throughout the day and evening. Given, the size of the <br /> product that they produce is very small, the number of trips by delivery trucks is minimal. <br /> Therefore,the traffic impact on Round Lake Road should be also be minimal. <br /> The Staff has been working with both companies in an attempt to co-locate both the electronics <br /> manufacturer and Unisource into the GBD. Attached to this memorandum the EDC will find a <br /> preliminary sketch showing a possible configuration of Unisource and the electronics <br /> manufacturer(Exhibit A). The development plan, which obviously is very preliminary, appears <br /> to meet the general functional requirements for the two companies. The properties which are <br /> affected by this development plan are shown on Exhibit B. Those properties are: Binger <br /> McFarlane (100 percent), Pentair(100 percent), Harstad(75 percent), City of Arden Hills (80 <br /> percent), and the MT Properties rail spur(50 percent). The development plan would require the <br /> vacation of Butchers Street NE. However,the development plan also provides for a possible <br /> future cul-de-sac following the Southerly right-of-way line of the rail spur. The cul-de-sac, if <br /> constructed, could provide a good land use transition between the light industrial to the North <br /> and East from the Office at the corner of Interstates 35W and 694. The Staff is continuing to <br /> work with both of these companies and will keep the EDC informed of any new information that <br /> may arise as this process continues. <br /> Economic Development Authority <br /> The City Council on January 29, 1996 adopted resolution#96-08 (Exhibit C) which established <br /> • an Economic Development Authority(EDA) in the City of Arden Hills.
