<br />B. Wall Signage Meets Requirements <br /> <br />Properties in Sign District 5 are permitted 80 square feet of wall signage. The applicant has <br />proposed a total of 60 square feet of wall signage to be placed on the retaining wall located in the <br />northeastern corner of the property. These signs would be comprised of individual cut metal <br />letters and would help brand the project as the Lexington Station development. <br /> <br />Sign District 5 Permitted Proposed <br />WALL <br />Sign Copy Area 80 SF 60 SF <br />Max Height None - <br />Lighting (a) E/I/B None <br />(a) E = external, I = internal, B = backlit <br /> <br /> <br />Each tenant will be permitted up to 80 square feet of wall signage. The B3 District design <br />standards require that business signs must be architecturally compatible with the style, <br />composition, materials, colors, and details of the building and should be an integral part of the <br />building. <br /> <br /> <br /> <br />5.Additional Review <br /> <br />A. Building Official, Lake Johanna Fire Marshal, and City Engineer <br /> <br />The Building Official did not have any comments on the project. A letter dated April 8, 2013, <br />from the Lake Johanna Fire Marshal is included in Attachment B. The Assistant City Engineer <br />reviewed the proposal and provided comments in a memo dated June 6, 2013 (Attachment E). <br /> <br />B. Ramsey County Review <br /> <br />Ramsey County submitted their comments in the letter dated May17, 2013 (Attachment E). The <br />County considers the existing driveway access on Lexington Avenue that will serve the Phase I <br />and Phase II development as a temporary access point. The proposed new access driveway at the <br />southern end of the site is approved as the sole permanent access off of Lexington Avenue. <br /> <br />Prior to granting approval for the southerly access, the property owner must close the existing <br />access driveway on Lexington Avenue. Approval will also be conditioned on the new access <br />aligning with the Target Service Road, the construction of a right turn lane on Lexington <br />Avenue, and the installation of necessary traffic controls at the intersection as determined by a <br />traffic study.
