<br /> <br />The County has indicated a need for a right turn lane on Red Fox Road to turn southbound onto <br />Lexington Avenue as the site develops. The City of Shoreview has plans to make improvements <br />to Red Fox Road east of Lexington Avenue and the design of this right turn lane should be <br />The applicant has adjusted their plans to <br />accommodate this future right-of-way need. <br /> <br /> <br />Findings of Fact: <br /> <br />This project includes four requests: the Master PUD, the Final PUD for Phase I, and the <br />Preliminary Plat. Phase I includes the proposed building and the complete landscaping, signage, <br />drainage, utility, and other plans for the site. When a Final PUD is submitted for Phase II and <br />Phase III, comments related to those buildings will be addressed at that time. The Planning <br />Commission must make a finding as to whether or not the project at 3833 Lexington Avenue <br />would adversely affect the surrounding neighborhood or the community as a whole based on the <br />aforementioned factors.
