The development <br />analysis, neighborhood engagement, and the team's desire to create a distinctive development that wl <br />create a destination retail hub inside the city of Arden Hills while encouraging transit use and pedestrian <br />walk ways and respecting the rich history of its location. <br /> <br />The Master Plan for the Lexington Station consists of a three phase redevelopment plan which will most <br />likely span a decade. <br /> <br />-Phase 1 (scheduled completion date of May 2014) <br /> - The demolition of the former Blue Fox <br /> - Construction of a multi-tenant high-end critical retail building. <br /> - We plan to vacate the 2 existing driveways onto Lexington and 1 driveway onto <br /> Red Fox Road. <br /> <br />- Phase II (3-6 years) <br /> - Our building at 1120 Red Fox Road would be modified to accommoda <br /> parking for the project. <br /> <br />- Phase III (7-12 years) <br /> - We will work with existing tenants to relocate them within the Lexington Station <br /> development and or other properties we own. <br /> - We plan to demolish the existing 64,000 square foot warehouse bu <br /> - Construction of 3 buildings, a single story retail restaurant buing and two 2-story <br /> retail/office buildings with underground parking. <br /> - Also, as a part of Phase III we would be installing a new driveway wit <br /> directly across from Target. <br /> <br /> Phase I of the redevelopment project includes the demolition of the former Blue Fox restaurant <br />and the construction of a high-end critical retail center. Careful consideration has been and w <br />to the tenant mix of the building to ensure that Lexington Statination. The <br />construction of the building will be of high end materials with <br />elements that will make the property have an old world train sta <br />characteristics of the property including a large county road right-away our plan is to orientate the rear <br />of the building towards Lexington Ave. This will allow for a cen <br />improve ingress and egress.
