We are proposing a single monument sign with a maare looking for a variance on the minimum parking requirements. We are lookir some flexibility in the parking code. We have given special consideration to the tenant staggered high traffic periods (Example: a coffee shop and a res have different periods of high traffic). We also own the properties adjacent to Phase I to provide a degree of overflow parking in the evenings. Upon co additional parking lot that will be capable of servicing Phase I Another area that special consideration was given was in the dum design team gave specific attention to the placement and design ensure that it is hidden and becomes a design element that seamlsly blends with its surroundings. We looked at trying to incorporate a dumpster enclosure area inside of the property along the future center corridor. We ultimately in the north east corner hidden behind the retaining wall so to not be vi Phase II and III We see this corner as a valuable entrance to the southern portio business to the community that might better serve the local residents. Some of the additional goals will be to attract critical retail tenants along with a mix of family professional office space.
