<br />8. <br />requested by the applicant due to site conditions unique to the property at 3585 Lexington <br />Avenue. <br /> <br />9.The PUD Amendment <br />through a negotiated process with a developer. <br /> <br />10.The proposed signage would not have a negative impact on adjacent properties or the <br />City as a whole. <br /> <br /> <br />Recommendation <br /> <br />The Planning Commission reviewed Planning Case 13-010 and unanimously recommends <br />approval of an amendment to the Final PUD for Phase 1 for the Arden Plaza redevelopment <br />proposal at 3585 Lexington Avenue, based on the findings of fact and the submitted plans as <br />presented in the September 9, 2013, Report to the City Council, as amended by the following <br />four (4) conditions: <br /> <br /> <br />1.The project shall be completed in accordance with the plans submitted as amended by the <br />conditions of approval. Any significant changes to these plans, as determined by the City <br />Planner, shall require review and approval by the Planning Commission and City <br />Council. <br /> <br />2.Wall signs shall be comprised of individual cut letters and shall not extend more than <br />twelve (12) inches from the wall they are attached to. <br /> <br />3.The applicant shall apply for a sign permit prior to installation of the wall signs. <br /> <br />4. <br />revised development agreements pertaining to the property at 3585 Lexington Avenue. <br /> <br />Based on the discussion regarding Planning Case 13-010 at the July 29, 2013, Regular City <br />Council meeting and subsequent revisions to the proposed PUD amendment, staff is <br />recommending the addition of the following three (3) conditions: <br /> <br /> <br />5.The 57.4 square feet of wall signage shall be divided between two wall signs measuring <br />40.2 square feet and 8.6 square feet to be located on the north building wall, and one wall <br />sign measuring 8.6 square feet to be located on the west building wall. <br /> <br />6.Window decals shall only be located on the lower half of the central window and the two <br />windows on either end of the north building façade. <br /> <br />7.No more than fifty percent (50%) of the decals shall have a plain white background. Of <br />the decals including photographic images, a minimum of fifty percent (50%) shall be <br />images of Arden Hills.
