ARDEN HILLS CITY COUNCIL—JULY 8, 2013 9 <br /> Councilmember Holden recommended more trees be added to the east side of the building to <br /> improve the landscaping plan and the appeal of this elevation. <br /> Nick Roberts, Roberts Management Group, 1851 Buerkle Road, White Bear Lake, explained that <br /> decorative lighting would be placed on this elevation to assist in breaking up the length of the east <br /> elevation. <br /> Mayor Grant asked if the rear side of the building would have tenant signage. <br /> Mr. Roberts stated that the intent is to have signage on both the front and rear elevations. <br /> Councilmember McClung provided comment on the discussion held by the Planning <br /> Commission regarding signage. He stated that because the tenants were not final, the signage <br /> requirements were unknown. He then expressed concern with the landscaping plan stating <br /> additional plantings were needed on the east elevation. He wanted to see vertical planters added. <br /> Mr. Roberts indicated that he could add vertical vines and planters. <br /> Councilmember McClung indicated that the caliper inches of trees was short at this time by <br /> almost 20 inches. This shortfall could be made up in Phase II of the development. <br /> Mr. Roberts commented that this has been considered as the Phase II property does have some <br /> existing mature trees and an additional line of trees could be added to the central corridor. <br /> Councilmember Holmes questioned where the 25% greenspace within this development was <br /> located. <br /> Community Development Intern Bachler explained that the greenspace within the development <br /> included all grass, landscaped areas, and planters. He reviewed this in further detail with the <br /> Council. <br /> Councilmember Werner questioned if the tenant leases took into account the Phase II build out <br /> timeframe. <br /> Mr. Roberts stated this would be taken into consideration as the new buildings were constructed. <br /> Councilmember McClung asked if the applicant would support a condition requiring four <br /> planters to the east building elevation. <br /> Mr. Roberts commented that he would support this condition for approval. <br /> Mayor Grant inquired when the sidewalks within the development would be completed. <br /> Mr. Roberts stated that the sidewalk along Lexington Avenue and Red Fox Road would be <br /> completed in Phase 1. He noted that the sidewalk would then be continued along Lexington <br /> Avenue in Phase III. <br />
