ARDEN HILLS CITY COUNCIL—JULY 8, 2013 9
Councilmember Holden recommended more trees be added to the east side of the building to
improve the landscaping plan and the appeal of this elevation.
Nick Roberts, Roberts Management Group, 1851 Buerkle Road, White Bear Lake, explained that
decorative lighting would be placed on this elevation to assist in breaking up the length of the east
elevation.
Mayor Grant asked if the rear side of the building would have tenant signage.
Mr. Roberts stated that the intent is to have signage on both the front and rear elevations.
Councilmember McClung provided comment on the discussion held by the Planning
Commission regarding signage. He stated that because the tenants were not final, the signage
requirements were unknown. He then expressed concern with the landscaping plan stating
additional plantings were needed on the east elevation. He wanted to see vertical planters added.
Mr. Roberts indicated that he could add vertical vines and planters.
Councilmember McClung indicated that the caliper inches of trees was short at this time by
almost 20 inches. This shortfall could be made up in Phase II of the development.
Mr. Roberts commented that this has been considered as the Phase II property does have some
existing mature trees and an additional line of trees could be added to the central corridor.
Councilmember Holmes questioned where the 25% greenspace within this development was
located.
Community Development Intern Bachler explained that the greenspace within the development
included all grass, landscaped areas, and planters. He reviewed this in further detail with the
Council.
Councilmember Werner questioned if the tenant leases took into account the Phase II build out
timeframe.
Mr. Roberts stated this would be taken into consideration as the new buildings were constructed.
Councilmember McClung asked if the applicant would support a condition requiring four
planters to the east building elevation.
Mr. Roberts commented that he would support this condition for approval.
Mayor Grant inquired when the sidewalks within the development would be completed.
Mr. Roberts stated that the sidewalk along Lexington Avenue and Red Fox Road would be
completed in Phase 1. He noted that the sidewalk would then be continued along Lexington
Avenue in Phase III.
